National MEP Engineers designed the end-to-end MEP systems in a recent project for a 14-cage indoor batting facility. The infrastructure sits inside an existing 1970s metal warehouse in Sarasota, FL. The scope of work included three HVAC systems and three dedicated exhaust fan systems. Our team also designed complete domestic water and sanitary waste systems. A 400A 3-phase power and lighting design spanned two distribution panels. The client also wanted us to deliver a Florida Energy Code compliance analysis for the aging building envelope.
Project Timeline
- Phase 1 : Design kicked off with well-defined RFIs across every building system. Our team gathered site conditions and corroborated existing envelope constraints early.
- Phase 2 : The engineering team concluded the full design phase for all systems. We also delivered a fully signed and sealed 100% permit package for county submission.
- Phase 3 : The county reviewed the permit set and sent back formal correction comments. Our team then evaluated each comment against code requirements and client goals.
- Phase 4 : National MEP Engineers fixed every comment and resubmitted a signed set. This correction cycle kept the permitting process firmly on schedule.
Additional Notes
- Lighting cages safely while keeping the fixtures protected from line drives posed a significant challenge. Our team ran comprehensive calculations and specified wire guards on exposed fixtures.
- Coordinating the precise fixture count and spacing required outside expertise. We partnered directly with the local lighting vendor to finalize the layout.
- The aging roof insulation and lighting density did not pass prescriptive energy code review. So, our team ran a whole-building performance model that passed compliance instead.
- Retaining the existing roof risked necessitating an expensive retrofit and delaying permit issuance. But our performance-focused approach preserved the budget and kept the schedule unchanged.
