Our team was commissioned to deliver a comprehensive MEP design for the residential project located on Palermo Avenue in Coral Gables. The scope included relocating utility services to the expanded garage, designing systems for the home expansion, and upgrading parts of the existing structure. We developed coordinated layouts for HVAC, plumbing, and electrical systems to ensure seamless integration and compliance with all applicable codes.

Project Timeline

  • Phase 1 – Basis of Design Development - Defined system parameters for HVAC, plumbing, and electrical infrastructure, referencing ASHRAE climate data and client requirements. (1 week)
  • Phase 2 – MEP Design & Modeling - Produced mechanical duct layouts, plumbing risers, and electrical distribution plans. (2 weeks)
  • Phase 3 – Final Documentation & Coordination - Delivered permit-ready drawings, coordinated with structural and architectural plans. (1 week)

Additional Notes

  • Our team carefully coordinated major equipment relocations using BIM, ensuring proper clearances, ventilation, and service access.
  • We rerouted the electrical distribution to the new panel location, while repositioning the HVAC equipment with revised duct routing to maintain efficiency and ensure code compliance.
  • We upgraded the manual backup power transfer switch to an automatic transfer switch (ATS), negating tenant intervention and ensuring a seamless power transfer to the generator for essential loads without user action.
  • As a result of our meticulous calculation and design, we delivered permit-ready MEP design, enabling improved energy performance with modern HVAC and insulation standards through backup power planning.
