Rapid MEP Redesign Saves a South Miami Dialysis Clinic Renovation from Delay

National MEP Engineers delivered high-stakes MEP design for a complete dialysis clinic interior renovation to a long-term client in South Miami. The scope consisted of four rooftop HVAC systems, six specialized exhaust systems for critical areas, and complex plumbing and electrical designs supporting water treatment equipment and mission-critical dialysis.

Project Timeline

  • Phase 1 : The first week of the project involved reviewing and diagnosing the client’s 100% review comments. Based on our analysis, we identified two urgent code and capacity issues that were threatening the permit timeline.
  • Phase 2 : The main focus of this phase was executing the engineering resolution. We first ran comprehensive load calculations to authenticate the rooftop unit capacity. We then refined outside air quantities across four zones for full compliance with ASHRAE 170/62.1. At the same time, we redesigned the roof plan to fix non-compliant exhaust clearances.
  • Phase 3 : During the fourth week, we finalized drawings and handed over a fully compliant permit set on schedule.

Additional Notes

  • Our first challenge was when the client’s engineering team questioned whether the existing rooftop HVAC units could manage new treatment area loads; an expensive equipment order loomed.
  • We proved that the existing units were sufficient with detailed load calculations and precise zone balancing, avoiding new equipment entirely.
  • The next challenge was that the vent and exhaust locations violated a stringent 25-foot separation rule from HVAC air intakes, blocking permit approval.
  • Accordingly, we relocated the exhaust fans and rerouted ductwork on the roof plan. Our team preserved the finalized interior layout entirely, preventing expensive architectural revisions.
  • Before the stipulated four-week deadline, we delivered a comprehensively compliant, permit-ready design with zero equipment upgrades and zero interior disruption.
